• Clean all debris from the surface of the roof, including debris that has gathered behind skylights, valleys, and large pipes that often protrude from large commercial roofs.
• Check vents or fans to make sure they are working properly.
• Check sealants and flashings to ensure they do not need to be resealed.
• Thoroughly inspect the mortar on your chimneys and parapet walls.
• If you have asphalt shingles, look for damaged, missing, or torn shingles.
• If you have slate shingles, look for cracked, missing, or broken slate.
• If you have cedar shake shingles, look for split or missing shake.
• Check skylights for signs of condensation between panes and integrity of the frame.
• Trim back nearby tree limbs to prevent them from potentially causing damage when falling.
• Inspect the entire surface or your roof for possible damage caused by wind, trees, or unwanted visitors.

• Check the condition of any roof coatings to make sure there is no excessive peeling or flaking.
• If your roof has a gravel surfacing, check to make sure there are no bare spots.

• Check for signs of pooling water, blisters, or loose seams on the roof.

• Trim back any overhanging tree limbs to prevent damage to the roof from fallen branches.
• Water-test your drains twice per year — once in the spring and once in the fall.
• Inspect your entire roof for possible damage caused by wind, trees, or vermin.

• Check to make sure your gutter system is cleaned out, as clear gutters will tell you that they are draining correctly and do not hold debris or cause roof leaks. To ensure your gutters stay clean year-round, clean them at least twice a year in the fall and spring, or more if needed.
• Check for pooling water or improper drainage.
• Check for gutters or downspouts that are sagging or pulling away.
• Check holes and cracks in your gutters or downspouts — this can lead to water damage on your property.
• Ensure that all seams and connections are in place, particularly where gutter lengths are connected and where the gutter meets the downspout. Check for broken or missing rivets and screws.
• Review the entire gutter system for damage resulting from wind, trees or vermin. 

Spring (late February through end of April): Winter debris such as tender tree foliage, blossoms, and pollen strings can clog your gutters and provide a perfect breeding ground for mosquito larva. Spring cleaning is usually light, but these risks should be checked for nonetheless.

Mid to late summer (July through August): Thunderstorms, strong winds, and drought can bring premature leaf and debris accumulation in your gutters.

Early fall (September through mid-October): During this time of year, leaves quickly accumulate in your gutters. Significant amounts can damage your gutter quickly if not addressed.

Late fall (late October through the end of November): Cleaning at the right time during this season is a balancing act of waiting for most leaves to come off the trees but not waiting too long so that all gutters freeze with the leaves in them. Check your thermometers and be sure to get all of the build-up out your gutter before winter sets in.
